What are Noida-Ghaziabad’s Luxury Homebuyers Really Buying

Sep 24: A luxury homebuyer in Noida or Ghaziabad is increasingly making a more complex calculation than before. The question is no longer limited to how many bedrooms a home has, how large the drawing room is or how long the amenities list appears on paper. It is whether the address can make everyday life easier, quieter and more rewarding.

That shift is changing the housing conversation across both markets. Families upgrading from conventional apartments, senior professionals seeking more privacy and buyers returning to NCR from other cities are placing greater value on homes that allow them to create distinct zones for work and family life, spend time outdoors, use wellness facilities regularly and access schools, healthcare, offices and retail without excessive travel.

This evolution is taking place against a strengthening residential housing market. Residential sales in major Indian cities crossed 61,000 units in the Apr-Jun 2026 quarter, CBRE said. Transaction volumes were sequentially lower, but the market continued to demonstrate a sustained appetite for higher-end, better-designed homes.

In the Delhi-NCR, Noida and Ghaziabad have emerged as key contributors to this demand. JLL reported a total of 10,021 residential transactions in the region in the second quarter of 2026, with Noida accounting for 36% and Ghaziabad 18% of the total transactions. Together, the two markets contributed more than half of NCR’s quarterly residential transactions.

A luxury home must work across different parts of the day. An extra bedroom may double up as a study or home office. A spacious balcony may become a place for morning exercise, quiet reading or informal family time. A flexible room may be useful for children, ageing parents, guests or work-from-home requirements.

This has made layout quality more important than ever. Buyers are looking for well-proportioned rooms, efficient circulation, storage, natural light, cross-ventilation and a clear separation between private and shared areas of the home. The focus is shifting from the overall super area to how effectively the home can be used.

As NCR’s residential communities become denser, privacy has become one of the most sought-after features in premium housing.

Sector 150 in Noida illustrates this transition. The sector’s relatively greener character, lower-density residential environment and proximity to the Noida Greater Noida Expressway have made it an increasingly sought-after address for buyers looking for more openness without moving away from the region’s major employment and commercial hubs.

Prateek Canary is an example of this format. Spread across 12.55 acres, the development comprises 664 residences, including 3 and 4 BHK apartments and duplex penthouses. Its lower-density planning, open views and private outdoor spaces reflect the growing preference for homes that offer both scale and a more comfortable sense of privacy.

The meaning of luxury has also widened to include wellness. A clubhouse, gymnasium and swimming pool remain familiar elements of the premium housing proposition. But buyers are increasingly looking for a more complete wellness environment: landscaped greens, walking and jogging tracks, sports facilities, children’s play zones, outdoor seating, activity spaces and areas that encourage residents to spend time outside their homes.

In Ghaziabad, Siddharth Vihar is emerging as a relevant example of this shift. Located along the NH 24 corridor and close to Indirapuram, the micro-market has the advantage of larger development parcels and improving connectivity to Delhi NCR.

Prateek Grand Begonia, within the larger Prateek Grand City development in Siddharth Vihar, reflects this township-led approach. The development includes landscaped spaces, a clubhouse, swimming pool, gymnasium and recreation facilities, within a wider residential setting that incorporates commercial and planned social infrastructure.

Lifestyle has become more important, but connectivity remains central to the luxury equation. The premium buyer is no longer assessing a location only on the basis of office commute time. The decision now includes access to business districts, schools, hospitals, retail, entertainment, metro networks and major road corridors.

Noida continues to benefit from its established office districts, expressway network, metro access and proximity to Greater Noida. Ghaziabad is gaining relevance through the NH 24 corridor, its connections with Indirapuram and Delhi, and the emergence of large-scale planned residential communities in areas such as Siddharth Vihar.

The evolution of Noida and Ghaziabad’s housing market suggests that luxury is becoming more practical, more personal and more experience-led.

This shift is also creating space for more evolved residential formats across the Noida Expressway corridor. Prateek Group, which has developments in both Siddharth Vihar and Sector 150, is likely to have another development along the Noida Expressway as per industry insiders. The group has not yet formally disclosed details on it.

The next generation of luxury housing in Noida and Ghaziabad is unlikely to be judged by square footage alone. It will increasingly be defined by how well a home supports the way people want to live, with more space, stronger privacy, healthier surroundings, better design and easier access to the city.
